A brand new mansion on one of Auckland’s most sought-after streets sold for $11.6 million after just three weeks on the market, OneRoof can reveal.

Ray White listing agent Richard Thode brought the four-bedroom home on Arney Road, in Remuera, to market at the end of last year - just a couple of weeks after the build was signed off by the council.

He told OneRoof that he showed the property only to qualified buyers with at least $10m to spend.

“There are certain people who only have brand new on their list, and that’s it. Lots and lots of buyers like a home where everything is new,” he said.

“There’s a shortage across the market of large new homes that are high spec and in a good location.”

In his listing for the property on OneRoof, Thode noted that it had been designed by architect Brent Hulena and highlighted the luxury touches that were prevalent throughout.

"The interior epitomizes sublime style, featuring exquisite German system joinery and luxurious finishes that define quality craftsmanship.

"A grand double-height foyer atrium welcomes you into social spaces that flow seamlessly to a north-facing alfresco domain, where an integrated louvre-roofed patio-with a built-in BBQ-meets smoothly turfed lawns and a heated pool complete with a serene waterfall.

"The chef's dream kitchen, imported from Italy, features top-of-the-line Gaggenau appliances and a similarly equipped scullery with a gas hob."

Thode estimated that building a similar sized home would cost $10,000 or more per square metre.

Records show the property sold for $3.42m nearly eight years ago, and that the site had previously featured a 182sqm house built in the 1960s. The 2021 CV of $4.6m did not reflect the value of the 493sqm new-build home.

Thode told OneRoof that there were so few new-build properties on the market that some of the buyers who missed out on Arney Road last year were still looking six months later.

“For example, a house we sold on Dromorne Road in February, while it was not brand new, had three offers by the second weekend of open homes. It was beautifully presented, with a newly built extension. There is just a shortage at this level [around $8m],” Thode said.

“Those people who were looking at the Arney Road house back in December, absolutely some would still be looking.”

Thode said his team had sold nine properties for $29m in May and had another $25m worth of conditional deals in the works.

“May has been an exceptional month across the board,” he said.
